Further Details

Snargate Farmhouse has many fine architectural features befitting the age and status of this predominantly Georgian property: there are mellow beams and exposed roof trusses, quarry tiles, flag stones, deep sills with window seats and some fine fireplaces. Traditional, hardwood, sash and casement windows were custom fitted throughout the house in 2016 and 2018 and the handmade kitchen and utility rooms were both fitted in 2008. This is a practical family house with a range of utility/service rooms including a walk-in larder and boot room, and a range of storage options on all three floors.

At the heart of the house is the kitchen dining room; it faces south, has a 4-oven, oil-fired Aga in teal, a separate electric oven, granite worktops and space to accommodate a family sized table. It is semi open plan to the sitting room with its fireplace and comfortable windows seats providing garden views. The garden room has French doors opening south onto the garden terrace and doubles up as a gym. There is a study at the far end of the house, and ‘Gold Status’ superfast broadband is available to the property through Beeline Broadband. The principal bedroom and guest bedroom suite lies on the eastern and western wings respectively and all five bedrooms are double with good ceiling heights and outstanding views.

Cottage And Outbuildings

The cottage is arranged over two floors extending over the garage into the first floor. It provides entirely self-contained, luxurious accommodation and has its own independent boiler, kitchen/living room, two bedrooms and bathroom.

There is a range of useful, brick outbuildings all contiguous to the main house including a dog kennel, gardener’s wc, store, large workshop and useful, secure passageway connecting the front and rear gardens.

Outside

The gravel drive, lined with lavender, sweeps round to the front of the house, passing the cottage and double garage (with electric doors, power and light) and providing ample space for parking and turning. Alongside the drive are colourful herbaceous borders and a substantial expanse of lawn, formerly a tennis court and easily reinstated. Concealed from view behind a high hedge is a fenced, grass paddock with gated access from Snargate Hill.

To the rear of the house are glorious, landscaped gardens that face south and extend to a third of an acre. They are skilfully planted, divided into a series of four ‘rooms’ each one intersected by mature hedges with broad central stone steps descending and a babbling brook at the bottom of the orchard (plums and apples). Closer to the house are the more formal gardens with well stocked borders and flagged terraces providing multiple seating areas, each with a glorious view. The final section of garden ascends gently to the country road.

Environs

Brandsby lies at the edge of the beautiful countryside of the Howardian Hills where the Vale of York gives way to undulating, wooded terrain. Nearby lies the charming Georgian market town of Easingwold which provides a good range of facilities. York and its railway station are a short drive to the south, and Leeds Bradford Airport can be reached within the hour. Closer to home, the village of Stillington provides excellent facilities with a store, pubs, primary school, doctor’s surgery, and excellent sports facilities. Both private and state schooling abound, with Ampleforth College close to hand and York schools within easy reach. There is a school bus to Easingwold and Ryedale schools.
