The Rookery, 147 Hull Road, York YO10 3JX

The Rookery is a detached family house believed to date back to the late 18th century. An extension constructed some fifteen years ago has almost doubled the size of what was formerly a cottage, creating sympathetically designed, modern living accommodation that blends comfortably with the older part of the property. This is now a family-sized house with a large kitchen/dining/living room and adjoining utility area, as well as two separate staircases that enable a variety of arrangements for living.

Detached, period house on the east side of York
York family house with garden, ample parking space and garage
Versatile accommodation of more than 2100 sq ft
Each of the 4 bedrooms is large
Close to good schools and University of York
Walking/cycling distance of city centre
Adjacent to a regular bus service into York
Rapid access to A64 and beyond to the A1(M) and Leeds
No onward chain

The older part of the house has retained some of its original character with exposed beams, timber flooring, stripped wooden doors with wrought iron door furniture, and fireplaces on the ground and first floors. The pair of bay windows enjoy an open outlook towards York city centre, and the first floor windows on the north elevation are proportionately large allowing natural light to flood into the front bedrooms. Oak, double glazed, sliding sash windows have been fitted and underfloor heating has been installed across the ground floor extension. Throughout are many storage options with fitted cupboards and wardrobes, as well as an understairs cloaks cupboard.

The kitchen/dining/living room lies at the heart of the house and extends to some 33ft. There is a pair of French doors: one opens north onto the lawned front garden; the other opens south into the walled courtyard, a private corner protected and sheltered by a high mellow brick wall. The kitchen itself is well equipped with an island, a range of integrated units with oak finish to the doors, granite work surfaces, an electric Esse Range cooker, Belfast sink and slate floor. Alongside is the useful utility room/laundry with slate floor, a separate wc and rear access to the parking/garage.

The two reception rooms lie in the older part of the house: the sitting room has a gas fire housed in a traditional fireplace; the snug has its own entrance and staircase and could in theory become part of a separate annexe.  The chimney in the snug is concrete lined and a wood burning stove could be fitted. The separate study faces the morning sun, has half panelling work to the wall, wood flooring, and we understand that there is fast broadband to the property.

On the first floor there is a principal bedroom suite with a lovely bay window as well as a south facing aspect, a walk-in wardrobe and a shower room with contemporary fixtures and fittings. The three other bedrooms and house bathroom with Velux window are all particularly generous in size.

Outside
The gravel driveway lies behind the property, accessed from Hull Road.  It leads to a double garage on the south-eastern corner, with a turning area and parking for multiple vehicles alongside. The garden is predominantly laid to lawn, and there is a private, walled, south facing, inner courtyard. The front garden is bounded by a low brick wall and wrought iron railings. The side garden is enclosed with high fencing at the boundary.  There is an external water supply and lighting. The brick-built double garage has power and light and an up-and-over door.

Environs
York city centre 1 mile, A64/York ring road 1.5 miles

The Rookery is situated east of the city walls close to David Lloyd health club and Archbishop Holgate’s school, and very convenient for the University of York.  The city centre can be reached on foot within about twenty minutes, and the A64/ring road is easily accessed to the east, providing a rapid route to the A1M and Leeds.  There is a useful Co-op within a few minutes’ walk of the house, and a bus-stop with a regular bus service into the city.
