The whole is presented in immaculate decorative condition and ready for occupation with no onward chain.

This is a house that has been designed for sustainable living: there are two air source heat pumps, one for water and one for heating; an air-to-air ventilation system; wooden sliding sash windows that are double glazed and draft sealed; and twice the required insulation has been fitted.
The kitchen dining room lies in the heart of the house and spans east to west, with a large utility room alongside housing the hot water cylinder. The contemporary kitchen has burnt granite work surfaces, a pantry cupboard and Neff appliances. Solid oak floors run through the hall, wc and into the triple aspect drawing room with its raised log burning stove and French doors opening on to the garden.
The three contemporary bathrooms are all designed with high quality fixtures and fittings, and there are four to five bedrooms on the first and second floors. A delightful first floor sitting room with fine westerly views would easily make an excellent fifth bedroom. The principal bedroom suite is substantial in size extending above the garage and comprising a large dressing room with bespoke fitted wardrobes, and a shower room beyond.
On the second floor one of the bedrooms is currently used as a home office. Here the air source heat pumps are concealed in a cupboard. We have been advised by the owner that there is fast broadband.
Approved consent in in place to build a single storey garden room extension on the front elevation (ref 18/01196/HOUSE).
The gravel drive is accessed from Main Street (NB the drive falls within the curtilage of Chestnut House but is shared by one other property with shared responsibility for maintenance). The drive ascends gently to a private parking and turning area, giving access to the integral single garage with electric up and over doors, power, light and storage.
The cottage gardens, which wrap around the property, are walled in part and bounded by a high, mature yew hedge. There is a manicured lawn, many deep herbaceous borders abundantly planted with colourful perennials, a rockery and elegant silver birch trees underplanted with spring bulbs. An electric retractable awning and a fitted infra-red heater play their part in creating a wonderful sitting out area on the front terrace, framed by climbing roses and facing west over the garden. A glass greenhouse is attached to the house on the north elevation.
The village of Westow is found in a beautiful stretch of rolling North Yorkshire countryside between the Howardian Hills and the rising hills of the Wolds, and yet the main A64 Leeds-Scarborough trunk road conveniently lies just two miles away. In this thriving village, there is The Blacksmiths' Arms; a fine dining country pub, a popular cricket club with its own pavilion, a village hall with community activities and classes, a playpark and a renowned tailor. A number of excellent gourmet establishments can be found within several miles as well as all the facilities of the thriving market town of Malton, Yorkshire’s food capital, including the railway station connecting to the mainline service at York. Welburn Bakery/Café and Castle Howard farmshop are within ten to fifteen minutes’ drive and York lies some 35 minutes’ to the south.
