The Old Rectory, Sandy Lane, Stockton on the Forest, York, North Yorkshire YO32 9UU
The Old Rectory is a striking Grade II Listed Victorian house that sits within five acres of grounds at the edge of a traditional North Yorkshire village. Family houses of this calibre located so close to York rarely come onto the open market; the last sale of The Old Rectory was concluded privately by Blenkin & Co some eight years ago. During this time, the current and previous owners have completed the restoration and improvement of the property with great sympathy and a high degree of skill and expertise. The interior space has been skilfully adapted to suit the demands of modern family life, including strong visual and physical links to the lovely garden that wraps around the house.
Contemporary to the main house, the former coach house has been very successfully converted into a smart and substantial (1307 sq ft) detached property making an impressive home in its own right. Situated just across the courtyard from the main house, it has beautifully appointed accommodation, its own garden and open views.
• Large house of 4191 sq ft arranged over 3 floors
• Main house has 4 sizeable reception rooms, 6 bedrooms and 3 bathrooms
• Detached coach house suitable as an independent home or ancillary accommodation
• Lovely, landscaped gardens
• Rural setting only 5 miles from central York
The entrance to The Old Rectory is through wrought iron gates set in substantial stone pillars. A sweeping, gravelled drive, with railed grass paddocks on each side, leads past the lawned front garden to the north eastern front of the house. Here there is a large turning circle and detached garage block with a staircase at one end, leading to the smart and well equipped office above. Immediately to the west is the main courtyard where lies the former coach house and stables, now beautifully converted and a house in its own right.
Gardens and grounds
The house stands almost in the centre of its land, with a fringe of mature hardwoods providing shelter and seclusion. There is a railed grass paddock to either side of the drive and a sizeable front garden laid largely to lawn with an impressive beech tree. To the south and west of the house there are further gardens with a glazed summer house at the end of a walkway of stone sets and a large York Stone terrace ideal for al fresco entertaining. Mature trees fringe this part of the garden. A gate in the fence leads through to the rear paddock which is on the north west side of the house and here again mature hardwoods of great age provide a sylvan setting with snowdrops and daffodils in abundance. The boundary is denoted by a stately almost Italianesque row of individual Cypresses and another stand of mixed hardwoods and shrubs complete the circuit.

The village lies within the catchment area for the well respected Huntington School and there are many private schooling opportunities in York itself. From York railway station trains run to London Kings Cross in a best time of 1¾ hours with a slightly longer journey to Edinburgh in the north.
