Built fourteen years ago by the current owner, the house is orientated to reap the benefits of its setting and to create multiple connections between inside/outside space; there are two courtyards as well as a broad sheltered stone terrace that wraps arounds the south and west elevations. This is a versatile property with a north wing that offers the possibility of independent living accommodation if required and a detached annexe (‘The Cottage’) with tremendous views. Moyola Lodge delivers on all levels.

Bespoke modern stone house of over 4400 sq ft plus cottage and garaging
Private setting in the Howardian Hills
Versatile accommodation ideal for multi-generation living
Detached annexe offering potential for holiday let income or home offices
Two paddocks - suitable for those with equestrian interests
Wonderful landscaped gardens and outstanding views

The magnificent dining hall with its stairs that split off into two smaller flights creating a balconied landing is purpose built for entertaining on a large scale; a remarkable floor-to-ceiling double height window overlooks the inner courtyard, year round plants and red maple tree. The 26ft south and west facing sitting room has a large multi-fuel stove and French doors on to the terrace.  From the snug a further set of French doors open on to the landscaped ‘morning courtyard’ where a secure wine cellar is built into the landscape.

The kitchen breakfast room holds a bespoke kitchen from Scammell Interiors with granite worktops, Neff appliances including an induction hob and warming drawer, and French doors open on to the barbeque terrace. Alongside lies the magnificent double aspect, all-season garden room with a multi-fuel stove; French doors open west on to the garden terrace and east on to the inner courtyard.

The northern wing was formed from the old stables and makes a self-contained three-room space for guests or independent living.  Here are two reception rooms, a bedroom, bathroom with a walk-in shower with bench seat. There is a TV point and cabling in place for a kitchen.  There are louvre shutters on all of the windows and French doors open onto the inner courtyard.

The principal bedroom suite has a viewing room with French doors opening on to the balcony.  The views north and west are spectacular. Bedroom 5 is utilized by the principal suite as a dressing room, with bespoke full height built in mirrored wardrobes. All of the first floor bedrooms are well proportioned and have en suite bathrooms.

Outside

The house is not visible from the road. A gravelled drive passes the larger fenced paddock (2.05 acres) on the southern boundary to a turning area with ample parking for several cars in front of the garage. A secondary drive continues to the rear of the property, connecting to the summer house and the smaller paddock (0.3 acres) through a five bar gate.  This paddock has water and is bounded by a timber livestock fence.

The abundantly planted garden faces west and is designed to provide structure and colour throughout the year, making the most of the wonderful open outlook to the North York Moors.  Gravel paths wind through a bamboo walkway to an arch with rose, honeysuckle and jasmine to the ‘secret garden’ where a stand of sycamores leads the eye to the hills beyond. There are mature shrubs, herbaceous borders, a small orchard with productive apple, pear and cherry trees and established hedgerows. The summerhouse, with power and light,  and its lawn is is placed to enjoy the views to the Moors and outdoor entertaining.  A colourful rockery is on the southern terrace. A beech hedge lines the drive.

The three bay oak-framed detached garage has power and light. Attached is a log store and kindling box.

‘The Cottage’ annexe (circa 2019) is attached to the rear of the garage and has independent access, a stone terrace and outstanding views from the first floor. On the ground floor there is a kitchen/living room and bathroom with shower. French doors open onto a paved patio. It has three rooms on the first floor. The Cottage may be used as living accommodation or large home office space. It has its own internet supply.
