The Old Stores, Low Street, Husthwaite, York YO61 4QA

With a depth of character that befits its age and the changes it has undergone over the centuries, this delightful cottage now awaits the next chapter in its history. It is understood that the property’s origins date from some time in the seventeenth century with additions made in the eighteenth and nineteenth centuries and an extension to the southern elevation added in the 1950s. As indicated by the name, the house became the local village shop until its transformation into a single, detached house some forty years ago. The Old Stores sits contentedly in its generous plot, right in the heart of the village, with a large front garden ascending gently from the village street and a glorious walled garden to the rear.

1725 sq ft of living space arranged over two floors
Potential to extend the house and convert the garage
Period features include open fireplaces, exposed beams, internal doors, tiled flooring, Yorkshire sliding slash windows, internal stone walls, cast iron guttering
Hall with alcove that once held the old kitchen range, and open plan staircase
Country kitchen breakfast room with oil-fired Aga, fitted units, utility room adjacent
Separate dining room
Cosy drawing room with fitted bookshelves and open fireplace
Glazed garden room with French doors, facing south
Southern orientation and wonderful cottage gardens
The village is in a Designated Conservation Area, adjacent to the North York Moors National Park

Outside

The large front garden is beautifully landscaped, set behind a low brick wall with a Portuguese Laurel tree standing sentinel and stone steps gently rising to the front door. The drive is on the western boundary; it ascends gradually to the gravelled area behind the house, behind a timber gate. Here is the brick-built garage, originally an old carthouse, that was effectively rebuilt some thirty five years ago and adapted to make a double garage/workshop. It has a tiled roof, windows facing south and external steps to a boarded loft.

The glorious rear garden is almost completely private, walled to all sides.  A gravel path runs along the contours of the lawn with abundantly planted borders and beds around the perimeter; here is a Bramley apple tree and weeping pear, and a raised stone-flagged terrace at the far end. Discreetly set behind set the timber arch is the working part of the garden with a compost heap and refuse bin area.
